It's not ordinary mold

BLACK MOLD CAN BE DANGEROUS

The San Diego housing market is hot despite rising house prices and mortgage interest rates. Investors are aggressively looking for older houses because of the lower prices. Unfortunately, some of those property owners in San Diego ignore routine inspections, buy the homes as distressed sales, and do it with cash. Failure to inspect the property is a terrible mistake. Former owners might leave serious problems behind, including black mold.

This is not a common fungus. Black mold is a severe health hazard, and colonies proliferate. The spores can float from the HVAC system and spread to other walls and spaces. A significant infestation will result in the house being condemned.

Inspections Matter

An ounce of prevention is certainly worth a pound of cure. Properly conducted investigations identify black mold before it spreads. These types of property reviews are essential:

1. Before the closing. A buyer should perform an inspection before the final closing on the house. Then, the buyer can either back out of the deal or negotiate for the seller to pay to eliminate the mold problem.

2. Whenever an older house is purchased. Real estate investors in San Diego must check on the property and fix any black mold conditions before renting.

We will agree that minor instances of black mold can be a DIY project. But advanced stages of black mold infestation are a different story. Professional contractors have to be called upon for the job. These exterminators use protective clothing and will spray down areas where black mold collects. It might also check the ventilation system for black mold spores. The contractor must be chosen carefully. Any unethical company that tries to cut corners and sacrifices a thorough job must be avoided.

A Question of Time

Landlords in San Diego want their properties occupied as soon as possible. They may not follow due diligence in selecting a contractor either because the property owner is in a hurry. Property management companies in San Diego often have working relationships with exterminator companies and other contractors. You can rely on Alta Vista Properties to only use the best.
