Trends for Property Management in 2022

Things you should know in 2022.

Well, 2022 has officially begun, and everyone is wondering what will happen this year. There are all kinds of speculation, but we will not know until things finally start happening. We cannot consider what experts believe will happen this year in property management until they do. Those professional thoughts, however, give us some ideas to plan what to do in the coming months.

Everybody and Everything is Going Online!

The pandemic made everybody keep their distance as much as possible. This included the standard tours of the property, which were transferred to videos that allow the person to see the interior of a rental without setting foot on the property. This has caught on, and property managers are finding it to be a fantastic way to display what they have. A recent study by the NAA showed over three-quarters of the property managers surveyed will continue to use virtual tours and other forms of digital communication.

Online activity does not stop there. The traditional forms of rent payment, either mail or dropbox, are viewed as unnecessary and an invitation to theft. So, increasingly, more rent is being paid through electronic transfer. It makes sense because it means that rent is delivered on an agreed-upon date, and there is no worry about past due payments. Best of all, it is very appealing to younger tenants, and the opportunity to have better financial reports make electronic transfer increasingly more the means of choice for paying that monthly bill.

Technology Will Be a Critical Sales Point

Generation Z is getting more exposure these days, and their wishes and tastes are technologies such as Wi-Fi, remote access thermostats, and motion–detector lighting. These are what they want to see in the places they rent. Smart landlords are adding more to their rentals and are beginning to understand that younger people are considering the value of long-term renting instead of buying as soon as possible.

Location Remains Essential

It is more than just being close to work. Locations with convenient parking, technology suited for remote working, and better security have become increasingly important. Proximity to work is not an issue for somebody who can work remotely.

We Are Up to the Challenge
